Stamford Overlay Pleases Customer with Service and Price!

We were called out to Stamford to do a parking lot repair for a customer, Hayden . Hayden’s parking lot needed to have an overlay done. The base was in good shape, but the cracks and small potholes had started. The overlay would make the parking lot safe, and look attractive. We arrived promptly on time, and started working on the parking lot repair. We worked until we had the parking lot repair completed. We called the customer the next day to let us know if the parking lot looked good, because he was not on site when we finished. The customer told us that the parking lot looked great. He said he was really happy with the end results. While we had him on the phone we asked him how he heard about our company, and he said a friend referred him to us. We invited him to leave us any feedback online, and he did a few days later. The feedback was short and to the point, which said,” This company did a great job! Very professional, promptly, and right on the price.”

In New Canaan, our customer, Melissa was in need of having her driveway paved and a Belgium block curbing installed. Melissa had been a repeat client who loved our previous work.  Overtime, weather conditions had put a toll on the pavement. We scheduled an appointment and were able to get out there the following week. We paved their driveway and added the Belgium block curbing, which added great curb appeal and character to the home’s landscape.

Wilton Cracked Pavement Repair

Kellan Jackson from Wilton, CT, called us after his friend recommended us to him. He works for a large factory that was needing the pavement to be reclaimed, graded, paved binder course and wearing course. A binder course is a course aggregate bound with bitumen between the foundation and wearing course of an asphalt pavement. A wearing course is the upper layer that is on the baser course or subbase. There are different types meant for different surfaces. The original pavement was cracked and needed to be re-done. Our crew got to work and we were able to meet the set deadline. Kellan was pleased with us because since it is a 24 hour factory, it was important that we met all deadlines.

What Kind Of Maintenance Is Required For Asphalt?

Asphalt provides a durable surface for vehicles to be parked on and is half the cost of concrete, but asphalt does come with maintenance. What kind of maintenance should be completed to asphalt?

One of the most important asphalt maintenance projects is preventing water from building up on and in the asphalt. Water can cause the asphalt to crack. When water gets inside of the cracks, it will fill up and penetrate the base of the asphalt. When there are noticeable cracks in the asphalt, they need to be filled.

Oil or gas that spills onto asphalt can cause damage to the asphalt. If this occurs on the asphalt, then cleaning the oil and gas up immediately will prevent damage to the asphalt. Applying a seal coat every other year to the asphalt can also prevent the oil and gas from seeping into the asphalt and causing damage.

Don’t overload the weight on the asphalt. Asphalt is indeed very durable and strong, but it does have its limitations. You never want to overload weight onto the asphalt. Parking your car in the same spot can lessen the durability to the asphalt, so try to park your car in different spots. For the first year of the asphalt, this should always be done.

Before changing a tire or placing anything with sharp points on the asphalt, there should be a board placed on the asphalt, then the object. Sharp points will puncture the asphalt, possibly puncturing a hole. Water will enter inside the hole and create damage to the asphalt.

Have an annual inspection on the asphalt. A good time to complete the inspection is after the winter months and after the summer months. The winter and summer months create a thawing and freezing sensation to the asphalt. This can cause the asphalt to swell and then shrink. When this happens, cracks begin to form in the asphalt. Filling the cracks will protect the asphalt and prevent them from getting deeper and longer.

Asphalt requires maintenance, there is no way around it. If you plan on your asphalt lasting many years, then you must give your asphalt the care and attention needed.

What Determines The Price Of An Asphalt Project?

Knowing how contractors calculate and determine the price of an asphalt project will allow you to know what to expect when planning an asphalt project. There is more to the completion of a successful asphalt project than what most consumers may realize. The asphalt is a very detail-oriented project that consists of materials, equipment, employees, and much more. To find out what determines the price of an asphalt project, take a look into how contractors calculate and determine the costs.

  1. The first thing that will determine the price of an asphalt project is the price of crude oil and other petroleum based products. These products are needed to perform an asphalt project. When the price of crude oil drastically increases, the price of the asphalt project will also be higher.
  2. The total square footage of the driveway will determine the cost. A smaller driveway will cost less than a larger driveway. If the driveway or area where the asphalt will be installed needs to be prepped for the asphalt, this process will also be considered. The area has to have an excellent draining system before the asphalt is laid so the asphalt will hold up. If the area needs to have an excavation done, then this will also add to the cost of the asphalt.
  3. The equipment will be considered in the price, including how many trucks and heavy equipment is needed to install the asphalt.
  4. How many employees will be needed for the asphalt project? The contractor will determine how many employees they will need to do the project.
  5. The materials such as rock, sand, and asphalt cement will be calculated for the project.

This is just a small glimpse on how a contractor will determine the cost of an asphalt project. There are so many factors that have to be considered. Any contractor that quotes a bid of $2 a square foot can’t be an honest contractor. There is no way a contractor estimate your project without seeing and inspecting the area where the asphalt will be installed, so always be on alert if this happens to you.

To know the exact price of an asphalt project, have a professional contractor come to your home. Let the contractor go over the area, then calculate what the price will be. Make sure the contractor give you a written bid for the asphalt project, but don’t stop there! Call a different contractor to get a separate bid to compare the first bid to. If there isn’t much difference in the price, then you most likely have two professional contractors that are more than capable of doing your asphalt project. The hard decision is selecting the best contractor.
